This question is an interesting one in the Real Estate community. Most agents will tell you it doesn’t matter what time of year you list your home. There are pros and cons on all sides of the debate. However,in the Luxury Home realm it makes a difference. Believe it or not there is a bit of psychology around this concept.
Let’s explain…Scottsdale, North Scottsdale and Paradise Valley are home to a demographic of relatively affluent people from all over the world with second homes here in the cooler months. Scottsdale, North Scottsdale and Paradise Valley are also destinations for a slew of high end national/international events such as Barrett Jackson, The Waste Management Phoenix Open, Spring Training, and the Arabian Horse Show-just to name a few. These events bring in people who tend to be luxury home owners already, and who may have money for a second or third home. Scottsdale, North Scottsdale and Paradise Valley are also very popular domestic travel destinations for those who live in cold winter climates. It’s no surprise The Valley’s population is such a mix of people from all over the world. Our weather is incredible about 8 months out of the year, and generally speaking, most people like temperate weather. So the equation works like this, premier events/tourism + great weather + people who are second home candidates or who just want to move from the cold = people falling in love with Arizona and looking for real estate.
So, when should you put your home on the market? When the thermometer goes down to 75, or around November.
